Airbnb allows for a Host to choose from 5 different cancellation policies. In the Distribution section of ResOnline a default cancellation policy can be set.

Cancellation Policies

Flexible: For a full refund of accommodation fees, cancellation must be made a full 24 hours prior to listing's local check in time (or 3:00 PM if not specified) on the day of check in. For example, if check-in is on Friday, cancel by Thursday of that week before check in time. If the guest cancels less than 24 hours before check-in, the first night is non-refundable. If the guest arrives and decides to leave early, the accommodation fees for the nights not spent 24 hours after the official cancellation are fully refunded.

Moderate: For a full refund of accommodation fees, cancellation must be made five full days prior to listing's local check in time (or 3:00 PM if not specified) on the day of check in. For example, if check-in is on Friday, cancel by the previous Sunday before check in time. If the guest cancels less than 5 days in advance, the first night is non-refundable but 50% of the accommodation fees for remaining nights will be refunded. If the guest arrives and decides to leave early, 50% of the accommodation fees for the nights not spent 24 hours after the cancellation occurs are refunded

Strict (Grace Period): For a 50% refund of accommodation fees, cancellation must be made seven full days prior to listing's local check in time (or 3:00 PM if not specified) on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time. If the guest cancels less than 7 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded.

Super Strict 30 Days: For a 50% refund of accommodation fees, cancellation must be made 30 full days prior to listing's local check in time (or 3:00 PM if not specified) on the day of check in.

Super Strict 60 Days: For a 50% refund of accommodation fees, cancellation must be made 60 full days prior to listing's local check in time (or 3:00 PM if not specified) on the day of check in.

Note: Airbnb charges a 3% fee to the host/property, with exception to Super Strict cancellation policies.


Channel OverrideĀ 

There is also a function that allows for a Channel Override. This will let you override the default cancellation policy and allow you to choose a specific policy for a certain room type. Currently this is only available for Airbnb, we are looking at expanding this feature in future (Click here for further details).

Airbnb cancellation policy channel overrides


We are pleased to announce that as of Nov 2018, there is a function that allows for a Channel Override for to set a different cancellation policy on specific listing that differs from the Host cancellation Policy. This will let you override the default cancellation policy and allow you to choose a specific policy for a certain room type. Currently this is only available for Airbnb, we are looking at expanding this feature in future


How?

1. Navigate to Home -> Rooms & Rates
2. Select the Room Type that is/will be merged to Airbnb (if you have more than one listing then you will need to follow the subsequent steps for each listing).
3. Select the cancellation policy that you would like to assign to this listing. (Please note: If a cancellation policy has not been set in Rooms & Rates then the default cancellation policy will be in effect)
